Know all Men by these Presents,

of Franklin and State of Massachusetts
IN CONSIDERATION OF [Five or Ten?] Thousand dollars paid by
[Calum E Cooley?] of [H???y?] County & State aforesaid
the receipt whereof is hereby acknowledged, [???] hereby [g???], grant, bargain, [????] and convey [?????] the said
[Calum E Cooley?] a certain point of land situate in
[Charlemont?] aforesaid and [surrounded?] [since?] de-
scribed as follows to wit : Beginning at the South-
west corner of the premises at the corner of Charles [??i??s?]
Land of the [Derfaln River?] thence [westerly?] on the [west or north?]
side of said river to land of Henry Booth, thence

to the highway near the school hereon thence on
said highway which divides the granted premises

thence Westerly & then northerly on land of said
Bassett to land of [Seneca Parker?] thence Westerly

mated to contain one hundred eighty [four or five?] acres more or less
TO HAVE AND TO HOLD the above granted premises, with all the privileges and appertinances thereto belonging,

AND I the said [Hart A Rice?] for myself and my Heirs, Executors, and Administrators, do [??????] with the said [Culam E Cowley?], his Heirs and
