Riverside ? where I was all summer engaged on an important decoration for a Music Room - in september we went to the Adirondacks - hense the difficulty of getting [?]
Still as my permanent address is 'The Players' 16 Gramercy Park - letters have always followed me there.
Not having [received?] an answer to my letter, and preparing to come [?] here I sorted what

pictures were not sold and destroyed some among them.
I never considered your portrait as doing you justice that awful heat was fatal to both the artist & sitter; and my great regret is to have have you sit [to?] me with no better result.
So [alas?] your one time portrait is no more.
I appreciate your sentiment in the matter but as it did not do you justice is it not better so?
We have taken a home & studio here

amd I hope to remain sometime.
I cannot complain of my success in [?], but the rush and hurry was too much for me and as I could not get a suitable studio in New York [that?] fail came home.
[?] it is not perminently my abode, and I still hope to return frequently.
Louise sends her love and the babies would I am sure were they [?]
