THIS DEED Made this the 10th Day of September, 1940, by R.B. TERRY, D.A. DOWDY and R.H. WHEELER, of Guilford County, North Carolina, TRUSTEES IN BANKRUPTCY OF R.R. RAGAN, BANKRUPT, parties of the first part, to SOLOMON ROBINOWITZ, of Guilford County, North Carolina, party of the second part,

WITNESSETH:

THAT WHEREAS, upon an involuntary petition in bankruptcy filed in the United States District Court for the Middle District of North Carolina on the 16th day of August, 1933, R.R. Ragan was thereafter duly adjudged bankrupt; and, WHEREAS, the administration of said estate was duly referred to K.M. Brim, Esquire, one of the Referees in said Court of Bankruptcy, and thereafter the undersigned parties of the first part were duly appointed by Johnson J. Hayes, Judge of said District Court as Trustees of said bankrupt estate and effects, and thereupon duly qualified, and are now acting as such Trustees: and, WHEREAS, K.M. Brim, Esquire, Referee, received an offer for Six Thousand ($6,000.00) Dollars cash for the property hereinafter described, and upon receipt of said offer, the Referee called a meeting of the creditors to pass upon the sale of the property, to be held on August 22, 1940, at 10:00 o'clock, A.M., at the office of the Referee, Greensboro, North Carolina, notice of which meeting was mailed to all of the creditors of the bankrupt; and, WHEREAS, at the meeting of creditors held in the office of K.M. Brim, Referee in Bankruptcy, on the 22nd day of August, 1940, at 10:00 o'clock, A.M., in pursuance of said notice, the offer was presented and additional bids were called

for, and the party of the second part became the last and highest bidder in the sum of Seventy-Five Hundred ($7,500.00) Dollars, the property to be sold free and clear of all encumbrances, including 1940 taxes, except wall privileges in the east wall; and the creditors present and the Trustees were of the opinion that the offer was fair and reasonable, and that it was for the best interest of the bankrupt estate that said offer be accepted; and, WHEREAS, the Referee in Bankruptcy found that the price offered was fair and reasonable, and that it was for the best interest of the bankrupt estate that the same be accepted; and, WHEREAS, the sale was confirmed and the Trustees authorized and directed to execute a deed for the property to the purchaser; and, WHEREAS, the party of the second part has paid the purchase price in full: NOW, THEREFORE, we, the undersigned Trustees in bankruptcy, parties of the first part, by virtue of the title and powers in us vested by the provisions of the bankruptcy act, and any and all amendments thereto, and by orders of the Court authorizing and confirming said sale, and for and in consideration of the sum of SEVENTY-FIVE HUNDRED ($7,500.00) DOLLARS to us in hand paid mby the said party of the second part, the receipt whereof is hereby acknowledged, have bargained and sold, and by these presents do bargain, grant, sell and convey unto SOLOMON ROBINOWITZ, his heirs and assigns, free and clear of all encumbrances, except wall privileges as aforesaid, a certain tract of land lying and being in High Point Township, Guilford County, North Carolina, and described as follows: BEGINNING at a point in the south property line of East Washington Street, which said point is located 113.58 feet in an easterly direction from the southeast corner of the

intersection of East Washington and North Main Streets, the same being located in the center of a stairway between the Robinowitz and Steffans' property; and running thence along Steffans' line South 33° 17' East 59.06 feet to a point in the brick wall between the building upon the property herein conveyed and the Lindsay building (now owned by Provident Mutual Life Insurance Company); and running thence along the Lindsay line in said wall North 57° 39' East 24 feet to Lindsay's corner in the east side of the wall of the building located upon the property herein conveyed, North 33° 20' West 59.91 feet to a point in the south property line of East Washington Street; and running thence along the south side of East Washington Street, South 55° 36' West 24 feet to the point and place of BEGINNING. The same being the rear part of two tracts of land as shown by the two following deeds: (a) A.H.Welch and E.V.Swain, Administrators of the Estate of William Welch, to Austin B. Horney, dated January 24, 1883, and recorded in book 69, at Page 586, in the Office of the Register of Deeds of Guilford County, N.C.; (b) A.H.Welch and E.V.Swain, Administrators of the Estate of William Welch, to A. B. Smith and A. E. Smith, dated January 24, 1883, and recorded in Book 73, at Page 446, in the Office of the Register of Deeds of Guilford County, North Carolina.

THIS PROPERTY IS CONVEYED SUBJECT to the right of tying to, and using, the east wall of the building located upon the property herein conveyed by the granters herein, their successors and assigns, being the owners of the property adjoining the property herein conveyed on the east, which said right the parties of the first part reserve to themselves, their successors and assigns, so long as the present wall shall remain standing.

SEE deed from Virginia Trust Company, Trustee, to R.R.Ragan, et al, dated November 28, 1932, and recorded in Book 702, at page 412, in the Office of the Register of Deeds of Guilford County, N.C., and deed from John D. Biggs, et al, to R.H.Wheeler, Trustee, et al, dated June 14, 1935, and recorded in Book 759, at Page 516, in the Office of the Register of Deeds of Guilford County, North Carolina.

TO HAVE AND TO HOLD the aforesaid land and privileges and appurtenances thereunto belonging, to the said party of the second part, his heirs and assignes forever, as fully and completely as we, the undersigned Trustees in Bankruptcy,
