Subject to acceptance and confirmation by the owner or owners I hereby offer to purchase the property situated
723 Prospect Street in the city of High Point, and known as
Ben Ridge dwelling
subject to restrictive covenants if any at and for the price of $4,250.00 on the following terms and conditions:
Sales Price $4,250.00
Cash $4,250.00

per annum to be paid as follows: From the purchase price of $4,250.00, the present owners will
pay in full and cancel all obligations and encumbrances against this property.

The Conditions of This Offer Are:
1. The seller is to furnish a marketable title free of all encumbrances except No Exceptions

2. All tax levies against this property for the current year are to be pro rated by and between the buyer and seller to the date of
the instrument of this conveyance. January 1, 1951 shall be used as a basic for the taxable year.

3. Any insurance now in force on this property or rents, shall be pro rated to the date of the instrument of this conveyance.

4. As evidence of good faith I tender you herewith the sum of $100.00, it being understood that if this offer to be accepted
this deposit is to be applied on the purchase price and if rejected or the seller fails to fulfill his obligations under this contact this
sum is to be returned to be in full. If this offer be accepted and the seller meets his obligations hereunder and for any reason I fail
to carry out the terms or conditions of this offer within thirty (30) days from the date the instrument of conveyence is tendered then I
hereby agree to forfeit said deposit or tender. I further agree that the tender may de deposited by you pending the acceptance or
rejection of this offer and such act by you shall in no wise be construed as an acceptance of this offer
