on land now or late of one Coolidge,
and in part on land herein conveyed to
said Winchester, and reckoning from said
line of said Coolidge and said Win-
chester uniformly two rods in width and
no more.

To Have and to Hold the above
granted premises to the said William
P. Winchester, his heirs and assigns to his
and their use and behoof forever.
And the said Proprietors of the Cemetery
of Mount Auburn do covenant with
the said William P. Winchester
his heirs and assigns that they are
lawfully seized in fee simple of the
afore granted premises: that they are
free from all incumbrances; excepting
a certain deed from the said Propri-
etors to Morton P. Brasee, dated the
twentieth day of December A.D. eight-
een hundred and forty four, and recorded
with Middlesex Deeds Lib. 454, fol. 220,
that they have good right to sell and
Convey the same to the said William P.
Winchester, his heirs and assigns forever to
hold as aforesaid; and that they will
warrant and defend the same to the
said William P. Winchester his heirs and
assigns forever against the lawful claims
and demands of all persons, excepting
