Dear Sir

I have your favor of the 3rd inst,
and note what you say in regard to the finishing of the
lot. I should agree with you that we ought to share
in the expense of filling, were not the price low &
fixed low on account of the excess of work in com-
pleting over must of our lots. Lots on the avenue
just below bring $2.50 pr foot, and it costs $125 to
finish at least, making, a total of $1025 for a lot of
the same size as you have purchased. I can complete
yours at $200. or less, which will only make your lot
cost about $2.05 pr foot when finished. Hoping that
this will meet your approval & that you will authorize
me to complete the lot
