Dear Sir

Your favor of the 30th received
and also plan.

I can see no better way of
improving the lot than to carry out
this plan, which makes the lease
of the lot about the same as the
path around it now is, and
makes on the lower side a [stake?]
from the lot line to the Avenues.
This would cost probably $200
less whatever could be obtained
from the old stones. To do it well
there would be considerable recutting
of joints &c. This plan would be
a great improvement on the present
one, and once done would
not require as much in the
way of repairs as now.
