annuity of rent charge of one hundred pounds per annum to be paid and payable therefore and thereout unto my said dearly beloved wife for and during her natural life by even half yearly payments in every first day of Jany. and first day of July during her life and upon her death the said rent charge on annuity to cease and be determined. And whereas I promised my son Jonathan so-much-of to give him a sum of two hundred pounds to assist him in the cultivation of his farm I will devise and bequeath unto my said son Jonathan, so much of the said sum of two hundred pounds as shall happen not to have been paid to him in cash or value, at the time of my disease to be paid in half yearly payments of fifty pounds out of my personal estate over and above my said son Jonathan's share and proportion of my personal estate devised to him before in this my will and I will direct and appoint all divisions of my real and personal estates to be made in pursuance of this my will and-I-will-and-direct shall in case of any difference be made by my dearly beloved wife and my Executor Edward Eagar, hereafter named who shall divide the same fairly and equitably according
