Your 4 years Lease from 1st January 1868 having Expired. You then continued on
(without any renewal of Lease, during this Year ( & having commenced Farming
It gives You the right of continueing Throughout this year & if I require
the Farm at the close of this Year. The Law then forces Me to give the Tenant
3 months Written Notice to Quit which with You, will be on the 1st of October of this year
Which Written Notice to Quit, I herein hand You. But for a longer time than 3 months
So as to give you plenty of time, to look around & Select another Farm
which suits you better than Mine & in the autumn If the Farm still remains with [illegible]
I will then advertise it for Rent, or for Sale. But will not take for it less than $20.000,,
Nor Rent it to anyone for less than $1000 pr annum. I keeping the Dwelling & [illegible]
But I have never Sold any Property during My long life But bought abundantly
& now, have more than I can attend to while my 2d Son. Plants My Large Rice Place
on Cooper River. Where he employes More Negroes, than any other Planter on that river
(but, I cant say he makes much there for Labour is now unreliable). But to show how I get rid of the trouble of Planting
(in my old age) I this year rented to Mr Daniel Heyward " for 5 years, my Large &
valuable Rice Plantation on Savannah River. of 650 acres of Rice Land
amongst the finest on that river. He paying me $3200 pr annum. Quarterly
in advance. So that, I call regularly on "Mr. Cohen" (his Factor here) & He
hands me $800,, every 3 months. And with some other small scrapings
from half a dozen Houses, all of them well rented & upwards of 700 shares
in two of the Best Banks of this city, &c. I yet have not quite enough,
to sustain my large & expensive family.. You stated to me some years ago
that your Lease of My Farm, was during such a short period that it
prevented you from making such improvements, as you wished to do.
And Now if I were to Give You a Lease of the Farm for Ten Years at $1000 pr An
I keeping the Dwelling (as at present) perhaps that sum would pay about [Flat] My
interest & taxes, on the Place. & You could then begin to restore the Farm Buildings
which are so necessary to you . But which have been so recently misused.
And respecting a new Lease between us. You will, at your leisure
give Me your Reply Yes or No. Either of which will suit me equally well.
For I think I have other Plans, awaiting your reply. Tho' I would regret
that you & I should part. You who have already spent so much Money on the Place.
And respecting The Dwelling House which is now in such
a wretched & uninhabitable condition. It was faithfully built
by "Mr Ball" of Cooper River. From whom the Place Was bought in .
And I still cherish the Hope of restoring it at some future period.
when some of My Family can again occupy it.
