Dear Joan,

As you know Mrs. Fuller called from Boston about a Mrs. Sybil Byrnes coming out for a divorce. Well, we nearly lost her to Mrs Whitney; but I called her & wrote to her & convinced her that this was where she really wanted to be. Ha! Ha! -- Anyway she stayed here five weeks -- (she stopped at the Ponderosa Hotel two weeks before coming to the ranch. She stayed in our carriage house studio apartment at $165.00 a week plus $10.00 a week for her dog. I am deducting 10.00 a day from this for food and come up with $47.50 as a 10% commission for you. Is that the way you figure it? (If not please let me know.) I will also include $1.60 for Sumner Wynshys.

I'm sending you a few brochures we just had them finished finally about 2 wks ago.

I went to court with Mrs. Byrnes on the 17th -- and met Mr. Byrnes Attorney (Mr. Dixon) and her Attorney was Bryce Rhoades, two very nice people, it seems.

We would love to see you & Harley, wish you would drive out for a week-end. I've tried to call you many times, but never manage to find you home.

We did have Agnes for about six weeks, but couldn't afford to pay her more than $50.00 a month & her board and room for awhile and I'm afraid she found it wasn't enough. I'm sure it wasn't; but it would have gotten better in time. I wasn't having her cook, however. I was still doing that. We have a young couple here with us now who helped make Agnes dissatisfied I think -- she felt she was crowding me, or something. These people are both very hard workers & know everything about a ranch we do not know. We have moved a small house out here for them & hope it all works out well.

We had a Doctor & his wife here for 5 days from Miami Fla. -- who was sent by The Tahoe Chamber of Commerce. They are planning on coming back for Xmas with their children.

The snow fall is so beautiful out here -- wish we had a sleigh we could hook up & ride around the valley. We really are looking for one -- a small buggy too -- if you hear of anything like that would you let us know?

We have six horses now & the people who work for us brought six. So we can handle a few "dudes" -- We also have a black Angus & she has a calf. We are slowly adding to our menagerie.

The picture of the front of the brochure was done in charcoal by Andrew Saar who was commissioned to do all the old buildings in Nevada that are hanging in our new Federal Building in Carson. This house was built in 1865, thus is also one of the oldest. We found him & had him do the house plus all the drawings on the brochure plus the plans & layout for the ranch.

We have bought some beautiful old Motel units (The De Luxe) in Carson) which will be moved out here Monday; which will give us a capacity of about 30 people. We are hoping to concentrate on vacationers & divorcees if possible. We are aware of the decline in divorces here however.

It would be nice to see you & talk to you Joan. I'll try to see you & maybe we can have lunch the next time I'm in Reno.
