I find from an examin-ation of your lot that an addition of 2 ft or 3 ft could be sold on the south side of the lot. There is no room for any addition on the rear or on the north side. In regard to the grade the lot could not be raised to a level with lot #2038 (North) but it might be raised about a foot on the side next that lot and six inches on the south side but not more and the addition to the lot would only be sold with this under-standing. This would make some slope from side to side but it would not show very much and the lot would probably look much better than now.

The price will be $1²⁵/100 per square foot. The amount with charge for deed will be if you take 2 ft. $52 or if you take 3 ft $77. The alteration of the boundry posts will be extra.
