Note that, "aultrez," on line 4 is pretty hard to make out, but that's my best bet: abbrv for (re) above the "t" and "z" in final position.

The interpretation of the following words I leave to people more experienced than me:

1.Line 8 "me(n)nist" ("manoir"?)
2.Line 12 "loyen"

ok aultrez and loyen, I read men(n)ist too, but I don't know what that means

I have nothing for "mennist" either, but the Augustine reference suggests something like "we eat spiritually."

Could it be from the verb "mener"? I found a couple of examples of a double "n" for that verbs in the DMF but none that correspond exactly with what we have.
